Pam Patterson

Leaving a home you have lived in for decades, on your own timeline.
I am Pam Patterson with ERA Real Estate. I help homeowners in Grand Rapids, Ada, Cascade, Hudsonville and the rest of Kent and Ottawa County sell a longtime home and move to what is next.
Complimentary. Confidential. No obligation.
If any of this sounds like where you are.
The house is fine. It is just more than I want to keep up with.
I don't know where I would even start.
What do I do with all my stuff?
We don't want to make the move too soon.
None of that means you have to do anything yet.
The question underneath the question.
Most people ask what their home will sell for. The better question is what that number has to cover. If the next stop is an independent living community, that money is not profit. It is the budget for the years ahead.
Buyers quietly subtract from a home that looks dated. Nobody itemizes it and nobody tells you the number. It shows up as a slow sale, then a price reduction, then another one. Most people assume it is the market.
"It usually isn't the market."
A home in Ada that would not sell.

I met Kathy at my aqua fitness class at the YMCA. She and her husband were moving to Tennessee to be near family. Their Ada home had been listed for over a year with a discount broker, and the feedback was always the same: outdated inside. We set a budget, and my crew pulled the old flooring for luxury vinyl plank, updated the lighting, replaced the counters with quartz, added a backsplash, painted everything neutral and staged it lightly. We relisted at Christmas, which worried her, at the original list price. It sold for full price in eleven days and closed by the end of the year.

One past result. Every home and every market situation is different.
Just a conversation. No paperwork, no pressure.
Why homes sit here.
$335,000
Kent County median sale price, about
32 to 36 days

Under 1 month

In a market that moves like this, a home that sits for months is almost never a market problem. It is usually a preparation problem.
What I actually do.
I own the renovation company
My crew updates the home before it lists, on a timeline you can see. You are not chasing contractors.
I am trained as an appraiser
I can tell you what updating would actually return before you spend a dollar, including when the honest answer is do not bother.
I go with you to community tours
I have no financial interest in which one you choose, and I know what to ask about monthly fees, deposits, and what happens if care needs change.
I still pick up the phone
You will talk to me, not to a text thread.
The order of things.
We look at the house and the numbers together.
We decide what, if anything, gets done.
My crew handles the work on a set timeline.
We sort the belongings before showings start.
The home goes on the market.
We line the closing up with your move in date at the next place.
I write this out with real dates so you can see the whole thing on one page.
All of your things.
Forty or fifty years of belongings is the part that stops most people. Not the sale. So we start there, slowly, with help.

About Pam.

I spent twenty years in the corporate business world, and then twenty eight years in real estate. I trained as an appraiser, so I can look at a room and tell you what a dollar spent there is likely to come back as. I started my own contracting company, Razzle Dazzle Diva Design, because I kept watching people take far less for a home that only needed flooring and paint.
I am a senior myself, so when we walk through this, I am sitting on your side of the table. I know what it feels like to look at a basement full of things you once chose on purpose. I also know it goes faster with company and a little humor.
I support animal rescue with every sale, and most mornings you can find me swimming with a group of women at the YMCA. That is where a good number of my friendships, and a few of my clients, started.

When you are ready.
I will look at the home, tell you what it would sell for as it stands, tell you what updating would return, and tell you what that number has to cover next.
Plenty of the people I sit down with are not moving this year, and that is completely fine.
It's just a chat. Nothing to sign.
